Ensuring a Smooth Start for Your Home Construction

Building a home is an exciting journey, but to ensure a smooth process from contract signing to construction, the first step is to have your site ready. Therefore, it's crucial to assess your site's readiness for construction and address any necessary preparations beforehand. To assist you, we’ve created a checklist that will help create a smooth transition from signing your contract to the beginning of construction.

Site Work Readiness Checklist 

  • Site Cleared

    Ensure the construction site is free of trees, brush, and any obstructions. 

  • No Existing Home on Site 

    Verify that there are no existing structures on the property that need to be demolished or removed. If you are planning to build on a property where another residence exists, verify with the municipality that there are no restrictions in place that would prohibit the additional residence.

  • Proper Access to Property 

    Ensure that there is adequate access to your property for construction vehicles. We require a minimum 12-foot wide drive and if there is an existing gate it should have a 14-foot opening.

  • Survey 

    Provide us with the survey of your property to identify boundaries, easements and build lines. 

  • Deed and Deed Restrictions

    Confirm that the deed reflects the current ownership and matches the names that will be on the home building contract. All parties on the deed must be on the contract.

  • Soils Testing Deposit

    Be prepared to pay a $2,200 deposit for soils testing when you sign your contract. This deposit covers the testing required to determine soil stability and a step in preparing the foundation engineering.

  • No Replat Required 

    Confirm that your property does not need to be replatted. If your property is being, or has been, split off from a larger tract, replatting may be necessary.

  • Property Pins Exposed

    Make sure that the property pins are exposed.

  • Well Requirements

    Determine if you need a well for water and arrange for it to be installed if necessary.
